Buying A Villa In Orlando

Avoiding The Purchase Trap
For people buying a villa in Orlando it is all too familiar a story. We
have seen it happen to many. They end up buying a villa in Orlando, the
home becomes a financial noose around their necks and they end up selling
it at a loss. Don't fall in to this trap. It is easily done. Villa
property companies make buying a villa in Orlando sound very easy.
BUYING IS EASY, but
RENTING YOUR VILLA or condo out to meet your commitments
IS NOT. Do your homework first. From villa
rental magazines, phone a few owners. Get a perspective on things, ask for
their views and how much time it takes to manage their properties. Ask
questions such as:
"Knowing what you
know now about the rental market, if you had known this then would you
still have bought your holiday villa?"
"Having gone through the process, what would you have done differently?"
"What information did you not receive that, if you had got it would have
made renting your home easier?".
Remember, if you
are buying a villa in Orlando and intend to rent it out to finance your
purchase or to produce an income stream, the considerations are no
different from setting up and starting any type of business - because in
effect, this is exactly what you are doing!
Providing You With The Right
Help
We can provide you with help, advice and assistance. Firstly we will run
through all the pre-purchase considerations, marketing advice and
information and help you with costings. If you then still believe you can
make a success of it and want to buy a property we can help you with this
too - if you would like us too. We can help with free accommodation,
introduce you to the people we used or currently use (and always have
used) e.g. our 'buyer's agent' (solicitors are not used in the US for
property purchase) who will assist you in buying the right property. He in
turn will introduce you to a mortgage consultant if required.
Each year you will
need to do an IRS tax return so we can introduce you to our tax accountant
(he is a self-employed tax accountant and not a large company so your tax
preparation costs will be much cheaper).
We will provide an
introduction to the management company that manages our villa and provide
an introduction to a US Bank (our own Bank Manager) to open an account.
What's In It For Us?
A good question and one you should ask and have the right to know the
answer to. We will be upfront with you as we have nothing to hide. Having seen so many owners come unstuck by unscrupulous villa property
companies we would not wish to see others fall into the same trap. Take
our advice, guidance and help - it is free. As owners, we have been there.
Much assistance that would have been useful to us was not available - at
least not at a cost that we could afford. Fortunately, as one of us is a
marketer, the marketing considerations were planned and thought out before
we bought. Further help and assistance was provided through a copy writer
friend that also does web design. (Please do note that this site was not
done by our web designer friend - we did it ourselves but he helped us
with some of the technical know-how - his designs far surpass anything we
could do!).
To assist with
rentals we set up a villa rental advertising site on the web (again we are not
happy with the ones that currently exist and know we can do better). This
will be free for 12 months for anyone that uses our services as part of
our assistance package. If you do not use our services then you

As the villa rental
costs will be met by the buyer's agent that we introduce you to, we
benefit from getting the villa rental cost! If we do not have availability
then we have many friends that have villas that can benefit through
providing the use of their villas. In addition, we also receive a
commission from the buyer's agent. There is absolutely no cost to you in
using our villa purchase assistance.
